I manage every property the way I'd manage my own: research first, details handled, and no surprises on the statement.

Most people find property management through real estate. Marc found it through a renovation, his own. Buying and rebuilding a property with his girlfriend was supposed to be a means to an end. Somewhere between the demolition and the finishing work, he realized the part most owners dread, the maintenance, the systems, the hundred small decisions that keep a building healthy, was the part he liked best.

iHands-on by trade

Marc's working background is in the electrical trades, and it shows in how he manages buildings. He knows what's behind the drywall, what a tired panel looks like, and what separates a fair quote from an inflated one. When a furnace acts up in January or a tenant reports a mystery leak, he isn't relaying messages between strangers; he's talking to plumbers and electricians as someone who has done site work himself. Owners feel the difference in two places: problems get caught while they're still small, and the invoices reflect work that actually needed doing.

Before property management, he spent a decade in hospitality, which taught him the other half of the job. Property management is a service business. Anticipating problems, communicating early, and staying calm when something goes sideways at 9 p.m. are hospitality skills, and they matter to tenants as much as to owners. A tenant who is treated well renews, and a tenancy that renews is worth more to an owner than almost any other single factor.

iiAn investor's discipline

Marc is a long-term investor himself, and he brings the same discipline to his clients' properties that he applies to his own decisions: research first, numbers checked, everything documented. A rent recommendation comes with comparables behind it, not a gut feel. A maintenance decision gets weighed against the long-term value of the asset, not just this month's statement. The goal is never the quick win; it's the property performing well year after year, aligned with what the owner is actually trying to achieve.

iiiLicensed, brokered, accountable

Marc practises as a licensed rental property manager under the BC Financial Services Authority, operating with RE/MAX Sea to Sky Real Estate in Whistler. In practical terms, that means rent flows through a regulated trust account, every notice and deposit follows the Residential Tenancy Act, and there is a regulator and a brokerage standing behind the work.

The practice is deliberately built around one person. No call centre, no rotating account managers, no explaining your property's history to someone new every six months. The person who walks your property, signs your agreement, and writes your monthly statement is the same person who picks up when you call.

ivOff the clock

The mountain lifestyle on this site isn't a marketing angle; it's the one Marc grew up in. Winters are for snowboarding. Summers are for golf, paddleboarding, and mountain biking. He knows what corridor weather does to a building because he's outside in it most of the year. The rest of the time, he's reading, mostly about technology and investing, which is also why the practice runs on modern tools instead of paper files and phone tag.

The Standard

Every property gets managed the way Marc managed his own renovation: personally, carefully, and with the long term in mind.
